A home warranty protection makes your home more attractive to potential buyers, especially if home systems, appliances and other items are aged. If two homes are equally attractive to a buyer, the one that offers a Home Warranty might come out on top. After closing, buyers shouldn't come knocking on your door if something fails, but that doesn't mean they won't, especially if they feel you didn't disclose a defective or problem with a major appliance. A Home Warranty will provide you with peace of mind as buyers will contact us, not the Seller.
Seller s Home Warranty coverage provides up to 6 months of coverage and the seller s warranty may be extended. The seller home warranty will terminate upon transfer of title or cancellation of the listing contract. Upon transfer of title, the sellers home warranty will transfer, at no additional fee, to the purchaser, provided payment is received, within fifteen (15) days of the date of closing. During the listing period, if the Seller vacates the property, the property must be maintained with all utilities (i.e. water, electric, and gas service) on, or the home must be properly winterized/safeguarded to protect against frost or other damage that might occur when vacant. If these requirements are not met, coverage claim may be denied if a problem occurs.
