Negotiate lease rates, terms and conditions.
Prepare all lease documents and forms.
Collect deposits, rents and any other monies associated with the property.
Enforce all rules and regulations of lease agreements.
Manage all tenant issues including violations of lease agreement terms and conditions.
Represent owners in legal actions for lease enforcement and evictions.
Disburse all tenant deposit refunds and supply required documentation.
Prepare monthly reports of rents received and expenses incurred.
Prepare and deliver to owners an end of year statement that is useful in preparing local, state and federal tax returns.
Inform owners of changes in laws and regulations that could affect their costs, returns, liability and/or tax benefits.
Provide written physical inspection reports specifying needed or required repairs.
Obtain competitive bids for repairs and maintenance.
Supervise repair and maintenance work.
Establish and maintain a Client Trust Account for each owner s property.
Pay mortgage payments, taxes and insurance when due as instructed .
Pay all disbursements for expenses as directed by each owner.
Cooperate with other professionals acting in the owner s behalf, i.e. Attorneys, accountants, contractors and repairmen.

What Our Fees Do Not Cover

The actual cost of maintenance and materials for upkeep, repairs and property maintenance.
The actual cost of all advertising.
